Grip comes from aggregate suspended in the top coat. Aluminum oxide or graded quartz, sized to the job, so the texture is built into the finish instead of taped on top of it.

Grit grade is chosen for the room rather than applied by default. It goes over existing coated and polished floors as well as new work.

Polished Concrete

A densifier goes down partway through the grit sequence. It reacts with the free lime in the slab and hardens the surface from within, which is what keeps a polished floor from dusting the way bare concrete does.

How the floor ends up looking depends on how deep we go. A light grind leaves the surface close to how it was poured. Going deeper opens the slab and exposes the sand, then the stone, so you get a terrazzo look out of concrete that was already there.

It reflects light, so a dim warehouse or basement gets noticeably brighter without new fixtures. Sweeping and an occasional damp mop is the entire maintenance routine.

The slab underneath

Control joints and cracks get dealt with before any finish goes down in Lake View, the same as everywhere. A joint that still moves will telegraph through a surface finish, and we would rather say so up front.

We open the slab with diamond tooling so the coating keys in rather than sitting on top.

The grinder comes out first on every job. That is not a preference, it is what makes a coating stay down.

We quote the floor first, in person. Once you accept, the install gets booked as a block rather than squeezed between other jobs, because a resin floor cannot be half finished and left overnight. For a Lake View job that usually means we hold consecutive days and give you the dates up front.

Clear the room before we arrive. For a garage that means everything off the floor, including shelving feet and anything mounted low on the wall that we need to cut in behind. We can work around a few heavy items, but the more of the slab that is open, the better the edges come out.
